With the foreclosure freeze by some of the major banks, listing inventory is rapidly declining in Port St. Lucie, Stuart, Jensen Beach, Traditions, and Palm City. While this may stabilize prices for a short term, the quicker this freeze is lifted, the better it will be for the real estate market. I personally feel there is one short term silver lining to this freeze – short sales will benefit.

If you are behind on your mortgage and were considering a short sale to avoid foreclosure, now is the best time to do it. More buyers will be turning towards short sales and regular sales, in the absense of foreclosures. If you are one of the home owners who are getting a break by this freeze, this may give you the opportunity to quickly short sell your home and avoid foreclosure.

Short sales have gotten a bad rap in the past, but a lot of the previous problems have been sped up. Rarely does even the most difficult short sale take more than 90 days now, and buyers are starting to see the benefits that most investors have seen all along. As a CDPE (Certified Distressed Property Expert) that has been working with short sales for the past five years, I have the experience and tools to make the process as smooth as possible. Each short sale is different and requires attention to detail that only experience can provide. I personally negotiate each short sale, instead of handing it over to a company that treats you as just another file. This allows me to know what is going on during the entire process. I would be happy to provide references from past clients, upon request.
